Beresford Hall is a gated residential community in Charleston, South Carolina, tucked along Beresford Creek between downtown Charleston and Daniel Island. Developed in the mid-2000s, the subdivision spans over 600 acres and includes approximately 200 home sites on lots ranging from about half an acre to three acres. The community aims to blend luxury living with historic themes, and it delivers on both fronts.

Situated just north of Daniel Island off Clements Ferry Road, Beresford Hall puts residents roughly 15–20 minutes from downtown Charleston, 10–15 minutes from Mount Pleasant via I-526, and just a few minutes from Daniel Island’s shops and restaurants. A deep-water community dock and boating infrastructure are available to all homeowners, including a concrete boat ramp, multiple floating docks, and a fish cleaning station. Launch a center console at mid to high tide and you’re on the Wando within minutes, with runs to Charleston Harbor, Shem Creek, and the barrier islands all within easy reach.

The crabbing dock and fishing spots inside the neighborhood supply everyday coastal experiences-kids dropping crab pots after school, casting for redfish and trout from the dock, shrimping in season. Waterfront and marshfront properties command premium pricing, with wide porches oriented toward sunset views over the creek. Some lots allow private docks, though covenants restrict placement. Flood zones affect design and insurance: homes are elevated on pilings or raised foundations, and understanding FEMA maps and elevation certificates is essential before making an offer.

Compared to Daniel Island’s waterfront, Beresford Hall trades the town-center walkability and retail for dramatically larger lots, more seclusion, and a nature-first setting. If you’re weighing both communities, the deciding factor often comes down to how much land and privacy matter to you.

Homes, Architecture & Current Real Estate Market Conditions

Homes in Beresford Hall are custom-built, typically ranging from 3,500 to 6,500-plus square feet with four to six bedrooms, multiple porches, outdoor kitchens, three-car garages, and high-end finishes-heart-pine floors, coffered ceilings, marble bathrooms, and gourmet chef’s kitchens. The average home size is approximately 4,703 square feet, and the largest property currently for sale measures 6,271 square feet.

Current pricing reflects a luxury market with limited inventory. The average sales price of homes is $2,872,000, with home prices ranging from $2,250,000 to $3,500,000 across the five homes currently for sale. Interior, non-waterfront properties in recent years have closed in the low-to-mid $1M range, while premium creekfront estates push well above $3M. Vacant lots, when they surface, run from the high $300Ks for interior parcels to over $1M for prime deepwater location. Properties average 64 days on the market, though well-prepared listings with strong photography and realistic pricing move considerably faster.

Key market drivers include in-migration from the Northeast and West Coast, proximity to Daniel Island employers and the Boeing and Volvo operations, and the simple scarcity of gated communities offering this size of lot with water access in the Charleston area.

Recent Sales, Trends & Working with a Local Beresford Hall Expert

Recent closed sales illustrate the range. At 672 Barbados Drive, a five-bedroom, 4,323-square-foot home with creek views sold for $3,050,000 after about 51 days on market. Interior homes with quality finishes but less water exposure have closed between $1.3M and $1.8M. Vacant land tells its own story: a 1.25-acre lot near Nowell Creek sold for $650,000 in mid-2026, down from its $750,000 asking price.
